Policies

Applicances: Small appliances such as toasters and microwaves are allowed, but all other resident-owned appliances or fixtures are prohibited.

Board Contracts: The center has no communal dining facilities or food service. Each apartment has its own kitchen. Students who wish to pursue a meal plan option should contact the Undergraduate Housing Office in Scott Hall by mail or phone 847.491.7564.

Children: McManus is pleased to be able to provide housing for students with children or who are expecting children. We offer one-bedroom apartments for couples and families with one child. Two bedroom apartments are available for couples with one or two children.

Contract Renewal: Housing contracts are written for either 9 or 12 months, with an option to renew for the summer and/or a second nine months corresponding with the academic calendar. Current residents are given an option to renew leases before assignments are offered to new students. It is the resident's responsibility to file a request for a lease renewal.

Contract Termination: Residents leaving the university are required to deliver written notification of their request to terminate their housing contract to the assistant director of University Housing at least 30 days before termination.

For residents not leaving the university due to health or academic reasons, existing contracts may not be terminated before the termination date shown on the contract.

No apartment shall be considered vacated until a resident has removed all possessions, surrendered the unit's keys and checked out at the main office.

Deposit: Once you receive an apartment assignment, a $300 security deposit must be paid to secure your apartment assignment.

Electrical service: in the United States is 110 volts, 60 cycles. Students provide their own light bulbs.

Firearms: The possession or use of firearms, firecrackers, explosives, or other weapons of any kind for any purpose is prohibited.

Furniture: Residents who choose furnished apartments are discouraged from bringing their own furniture, as no university-supplied furniture or other item may be removed from the apartments or stored in any other location.

Guests: Guests are welcome for short stays. However, the normal occupancy of the apartment is restricted to the person signing the lease.

Mail and Delivery: Mail is delivered Monday through Saturday, except on national holidays, and is placed in resident mailboxes according to posted schedules. The center cannot accept c.o.d. (cash on delivery) items, and it cannot accept mail or deliveries for persons living elsewhere. Residents should notify the office about regularly scheduled delivery of such items as newspapers.

Occupancy: Apartment occupancy is limited to one person per bedroom in single housing, to three people in the one-bedroom family apartments and to four people in two bedroom family-style apartments.

Parking: Limited indoor parking is available at the McManus Center for an additional cost. Spaces are allocated on a lottery basis, with preference given to second-year students. Applications for parking are sent with lease offers. Garage spaces are available for both cars and motorcycles.

Street parking in the vicinity of the building is extremely limited. Students who want to park in university lots and not the McManus Center's garage will need to purchase a parking permit from the Division of Parking and Traffic, 1819 Hinman Ave., Evanston. Parking regulations are given to residents of Graduate Housing buildings on request. Residents must comply with all university parking regulations.

Indoor parking is also available at Engelhart Hall, three blocks from McManus.

Pets: Animals and pets cannot be kept in university housing. Violators may be asked to leave university housing.

Property Insurance: The university is not responsible for loss, theft or damage to personal property at McManus. Valuable items such as camera equipment, stereos or recording equipment should not be kept in the building’s storage areas. Flammable items such as paint, thinner, or empty boxes may not be stored.

If you wish your property to be covered by insurance, please contact your insurance representative. For your protection, renter's insurance is highly recommended. Lost or stolen property should be reported to the university's Department of Public Safety.

Rent Payment: Rental fees are billed on a quarterly basis by the Division of Student Accounts. The fees are due by the first day of the quarter, and a late fee will be assessed if they are not paid in a timely manner. Any resident two months in arrears in rent will be asked to vacate his/her apartment immediately, and in addition, university records will be withheld until such rent is paid.

Rent Proration: Rent will be prorated on a daily basis. Rent begins on the day the contract begins or the day on which possession is taken, whichever is earlier. Residents are responsible for the rental fees of the entire requested contract term regardless of whether they occupy the apartment for the entirety of the contract. Any requests to alter either the start date or end date of the contract must be made in writing at least one month in advance.

Security: Entrance to the McManus Center is limited to Kellogg students with keys. Keys may not be duplicated. The center has an in-residence staff, a director and two assistant directors, who are Kellogg students and are available in case of emergencies.

Shipping: The university has no provisions for receiving or storing furniture or private belongings. Residents are urged to make sure that such material arrives after they do.

Smoking: Effective June 2007, there will be no smoking allowed in any university building.

Storage: Arrangements can be made with the student directors for a shared storage space in the basement. There is no charge for storage space.

Telephones: Northwestern Technologies Group provides telephone service in all apartments. Telephone numbers are designated for each bedroom. Residents must provide their own phones. An information packet is provided and service is available upon move-in.

Unfurnished Apartments: Residents may request to have their apartments completely unfurnished. This request will be honored but no partially furnished option is available. Additionally, summer storage for furniture is not possible within the building.

All information in this brochure is for descriptive purpose only. All terms and conditions of residency apply as specified in the housing agreement, which is the contract of residency.
